American Buyers Are Reshaping Málaga’s Property Market

Málaga has long been one of Europe’s most international property markets. But the profile of the overseas buyer is changing.

New Idealista data reported by SUR in English shows that US buyers are now the leading source of international property demand in Málaga city, ahead of traditionally dominant European markets such as the UK and the Netherlands.

Here are the numbers behind Málaga’s growing American property connection.

Americans are now Málaga city’s leading international buyers

The biggest shift is happening in Málaga city itself.

US buyers now generate the highest level of foreign property demand in the city, overtaking British and Dutch buyers.

It represents a notable change for a market historically associated with buyers from the UK and northern Europe.

For agents, developers and property professionals, the US is becoming an increasingly important international audience.

14.85% of Málaga city property demand is international

Foreign buyers now account for 14.85% of total property demand in Málaga city.

That places Málaga among the Spanish provincial capitals attracting significant international attention.

What makes the figure particularly interesting is the changing composition of that demand.

American buyers are not simply appearing within Málaga’s international market — they now represent its largest individual foreign market.

Málaga province is even more international

Zoom out from the city and the international influence becomes significantly larger.

Across Málaga province, 27.1% of property demand comes from foreign buyers.

That makes Málaga the third most internationally sought-after province in Spain, behind only Alicante and the Balearic Islands.

More than one in four potential buyers looking at property across the province is therefore coming from outside Spain.

Some Málaga markets are already majority international

In several municipalities, international demand has moved well beyond 25%.

In Cómpeta, 61.3% of property demand comes from overseas buyers.

Foreign demand reaches 57.1% in Frigiliana and 56.1% in Nerja.

All three rank among the 20 municipalities in Spain with the highest proportion of international property demand.

While these locations continue to attract strong British, Dutch, German and Scandinavian interest, Málaga city is developing a different international profile — led increasingly by the United States.

The international buyer profile is changing

British buyers have played a major role in the Costa del Sol property market for decades.

That demand remains important, alongside strong interest from Dutch, Swedish, German and other European buyers.

But Málaga city demonstrates how the international buyer pool is becoming more diverse.

The emergence of the US as its leading foreign market introduces a major non-European audience into an already highly international property landscape.

Málaga is becoming a gateway for US demand in southern Spain

The numbers point towards a broader opportunity.

As American interest grows, Málaga provides US buyers with access not only to the city itself, but to the wider Costa del Sol and surrounding property markets.

For the real estate industry, that creates opportunities extending beyond individual transactions.

Agents who can build international referral networks, market listings effectively to American audiences and collaborate across borders are increasingly positioned to access a buyer pool thousands of kilometres beyond Spain.

What does this mean for Spanish agents?

The rise of the American buyer reinforces something already happening across Spanish real estate:

Property is becoming increasingly international, while the way agents collaborate is becoming increasingly important.

A buyer searching from New York, Miami or Los Angeles may ultimately purchase a property listed by an agent in Málaga, Marbella, Estepona or elsewhere in Spain.

Connecting those buyers, agents and listings efficiently is where a genuinely collaborative property market becomes increasingly valuable.

With Americans now leading international demand in Málaga city and more than 27% of demand across Málaga province coming from overseas, the US is becoming a market Spanish property professionals should be watching closely.
