Companies account for less than 10% of home purchases in Spain

Despite ongoing debate around the influence of investment companies and institutional buyers on Spain’s housing market, new data shows that more than 90% of homes in Spain are still purchased by private individuals.

According to figures from the Notariado’s Statistical Portal, companies accounted for just 9.76% of residential property purchases between August 2025 and July 2026.

Private individuals were responsible for the remaining 90.24% of transactions.

Canary Islands lead corporate buying

Corporate buyers have a stronger presence in some of Spain’s most active property markets.

The Canary Islands recorded the highest proportion of company purchases at 14.55%, followed by:

  • Balearic Islands — 13.57%
  • Madrid — 12.21%
  • Andalusia — 10.88%
  • Catalonia — 10.55%

These are the only five autonomous communities where companies accounted for more than 10% of residential purchases during the period analysed.

Private buyers still dominate

Even in the Canary Islands, where corporate purchasing is at its highest, more than eight out of every ten homes are still bought by individuals.

Corporate purchasing falls below the national average in several regions, including Valencia at 9.56%, Aragón at 9.11%, Castilla-La Mancha at 9.02% and Murcia at 8.41%.

At the lower end of the ranking, companies represented just 4.85% of purchases in Cantabria and 4.79% in Extremadura.

Companies play a bigger role as sellers

While companies represent a relatively small proportion of buyers, their presence on the selling side of the market is significantly higher.

In Catalonia, companies accounted for 28.88% of residential property sales, followed by the Canary Islands at 27.77% and Andalusia at 27.23%.

The Balearic Islands followed at 25%, Madrid at 24.8% and Murcia at 24.52%.

What does this tell us about Spain’s property market?

The figures provide an interesting perspective on the debate surrounding corporate and institutional investment in Spanish housing.

While companies have a noticeable presence in certain regions — particularly the islands, Madrid, Andalusia and Catalonia — Spain’s residential property market remains overwhelmingly driven by private buyers.

For agents and property professionals, the data also highlights the significant regional differences across Spain, with corporate participation varying considerably depending on location.
