A new hotel development in Rincón de la Victoria will introduce 120 serviced apartments, with prices starting from €278,000 and an estimated net return of 6%.
Basque property developer Kategora has announced the launch of Kategora Malak, a €36 million hotel investment project in Rincón de la Victoria, on the eastern Costa del Sol. Scheduled to open in 2029, the development represents another significant investment in Málaga’s growing hospitality and property sector.
The project will feature 120 fully equipped one- and two-bedroom apartments, ranging from 55 to 93 square metres. Properties will be available from €278,000, with the developer projecting an estimated net annual return of 6%.
A New Approach to Hotel Investment
Kategora Malak will operate under a professionally managed hotel investment model. Investors will purchase individual apartments while hotel operator Kora Living oversees bookings, guest services, maintenance and daily operations.
The development will operate under a single hotel licence, offering a centralised management structure designed to simplify property ownership and generate rental income.
Investors will receive a combination of fixed quarterly payments and variable income linked to the hotel’s annual performance, subject to contractual conditions.
Sustainable Design and Premium Facilities
Located on a hillside overlooking the Mediterranean, the development will offer approximately 13,600 square metres of built space and nearly 2,500 square metres of communal areas.
Facilities will include landscaped gardens, a swimming pool, coworking spaces, fitness facilities, a yoga area, sauna and outdoor relaxation areas.
Sustainability will also be central to the project, with plans for photovoltaic panels, energy-efficient lighting, aerothermal systems and rainwater collection. The developer aims to achieve BREEAM sustainability certification.
Growing Investment Confidence in the Costa del Sol
The project follows Kategora’s existing investment in Torremolinos, where its Kora Olea development has reportedly achieved occupancy rates exceeding 90% since opening in March 2026.
With seven operational complexes and 23 projects under development, Kategora continues to expand its presence in Spain’s hospitality market.
The announcement highlights continued investor interest in Málaga and the wider Costa del Sol, particularly in professionally managed accommodation that combines property ownership with hospitality services.
As demand for flexible accommodation and tourism-related investment opportunities evolves, developments such as Kategora Malak demonstrate how the region’s real estate market is diversifying beyond traditional residential property.
The projected 6% return is an estimate provided by the developer and is not guaranteed.
